The following marketing strategies can be used to advertise your listing either as a “pocket listing”  before it is presented to the public or if seller prefers, they can also be applied once the listing is on the market. I will draw up a personalized marketing plan based on your specific property and needs!

  • A personalized Listing sign will be placed on the property.
  • A professional photographer will be scheduled to photograph your home. The photos will be used to advertise the home in print and internet marketing materials.
  • House write-up and description will be created and publicized.
  • Personalized property Website will be created displaying the photos and description of the home.
  • A pre-market “Debut” will be scheduled and coordinated.
  • Invitations for the “Debut” will be created and mailed or personally delivered to at least 800 neighbors.
  • If mailed, the neighborhood will also receive phone calls prospecting for potential buyers. “Just Listed”
  • mailers will be sent to your neighborhood and target market which is most likely to purchase your property.
  • Property will be advertised on Facebook. I will create a campaign whereby a specific area and demographic will be targeted.
  • Property will be advertised by email to my entire customer and personal database and to brokers all over the Valley and Westside.
  • For luxury properties, lots over 10,000k, homes with views, or new construction, a drone video is created and advertised via social media and email.
  • If applicable, an estate sale can be organized, marketed and held at the subject property to help de- clutter and clear the house of unwanted items before the move.
  • Property will be pre-marketed on several different Facebook groups.


  • The listing will be placed in the Multiple Listing Service and other Real estate websites such as Redfin, Realtor.com, Trulia, Zillow Etc.
  • A “Brokers’ Debut” will be scheduled and coordinated. Brokers Open House (Caravan) will be held during the first Tuesday and Friday that the house is put on the market. Lunch will be served.
  • Flyers will be created and distributed during open house and other local areas.
  • Social media ad will be created and advertised through, Facebook, Instagram, etc.
  • Property will be advertised at local establishments (schools, restaurants, houses of worships)
  • Property will be advertised internationally.
  • Regular showings will be available depending on the seller.
  • Public Open House every Sunday, and possibly one more time during the week until an offer is accepted. (Saturday open houses can be arranged if requested as well)
  • Every open house will consist of informational flyers, and lunch/refreshments for potential clients. Every Open House will be advertised.
  • I will be available to schedule appointments to show the house, and Supra lockbox (optional) can be installed to ensure easy access at anytime of day when accompanied by a Real Estate agent.
  • I follow up with every potential buyer or agent that visits the house during the open houses. I also follow up with every agent that accesses the house via Supra. I will provide feedback based on this follow up.
  • Reverse Prospecting: Agents set up their clients with automatic emails for homes that come on the market within their desired criteria. I am able to see when your house fits a potential buyers certain criteria and will follow up with their agents to make sure the potential client sees the home.
  • I will be in close contact with you, and guarantee updates at least once a week. Please feel free to call any time
